SPECIFICALLY- ∙ Our Age 55+ Mobile/Manufactured Home Communities offer dignified middle-class retirement living. They are an affordable alternative to condos or apartments for active retirees seeking a comfortable home in an area with the best climates in the U.S., low crime rates and loads of senior activities. These well-maintained, spacious homes are a great value for your retirement dollar when compared to the high prices of conventional homes in this area and they offer privacy and affordable living not offered by most Senior Apartments and Condominiums. ∙ Overall, there are sixty, Age 55+ Mobile/Manufactured Home Parks and four Mobile/Manufactured Home Golf Communities in North San Diego County. The majority are established communities with a mixture of older and newer homes. Their homes range in size from around 450 sq. ft. to over 2500 sq. ft. Most of the older homes have been well-maintained and many have been modernized and upgraded. Some are absolutely gorgeous inside. ∙ In thirty three of these parks, you purchase the home and pay monthly "Space Rent" on the lot. The Space Rent not only pays for rent on the lot that the home sits on, but also covers what are commonly referred to as "Home Owner's Fees" (HOF) that cover the cost of maintenance of common areas and park management. ∙ In ninteen of these parks, you purchase both the home and the lot, and pay a monthly HOF to Park Management for use and upkeep of the common areas. ∙ Eight of the parks are called Co-Op Parks. In Co-Op Parks, the park is totally owned by the residents and when you purchase a home there, you also purchase the lot and a percentage of the common areas. In these parks, you must sign an agreement to pay monthly Home Owner's Fees to cover management, upkeep and other expenses for your fraction of the park. ∙ Because of the high price of land here, no new manufactured home communities have been built for many years and probably few, if any, will be built in the future. This helps keep the existing manufactured homes in high demand. Although their prices are subject to some of the ups and downs of the housing market, history shows that they have been a good investment over the long term. With millions of Baby Boomers facing retirement, they will no doubt become even more in-demand in the future. ∙ With very few exceptions, these homes are not “trailers” and they are not “mobile.” Most are well-maintained, Manufactured Homes in fixed locations. Many are surrounded by beautiful, mature landscaping. Most have driveways, car ports, porches and storage sheds and some have garages. Many have beautiful views of the city lights or of hills, valleys and distant mountains and some even have ocean views. ∙ Homes manufactured before June 15, 1976, were commonly called “Mobile Homes.” They were factory-built to industry standards enforced by the state of California. ∙ All homes manufactured after June, 15, 1976 are commonly called “Manufactured Homes.” They are built to stringent building codes administered by the U.S. Department of Housing and Urban Development (HUD). On-site garages, sheds, decks and porches are built to meet local and state building codes. ∙ Some Financial Considerations That Are Unique To Mobile Homes: The city of San Marcos has a Rent Control Ordinance. This ordinance ties the maximum allowable yearly space rent increase to the CPI (Consumer Price Index). This prevents the park owners from increasing the space rent only because the land on which the park resides has become more valuable. Because of this ordinance, space rents remained reasonably priced during the years when real estate prices dramatically increased. Older Mobile Homes may be very difficult to finance.
