SPECIFICALLY-

Our Age 55+ Mobile/Manufactured Home Communities offer dignified middle-class retirement living. They are an affordable alternative to condos or apartments for active retirees seeking a comfortable home in an area with the best climates in the U.S., low crime rates and loads of senior activities. These well-maintained, spacious homes are a great value for your retirement dollar when compared to the high prices of conventional homes in this area and they offer privacy and affordable living not offered by most Senior Apartments and Condominiums.

Overall, there are sixty, Age 55+ Mobile/Manufactured Home Parks and four Mobile/Manufactured Home Golf Communities in North San Diego County. The majority are established communities with a mixture of older and newer homes. Their homes range in size from around 450 sq. ft. to over 2500 sq. ft. Most of the older homes have been well-maintained and many have been modernized and upgraded. Some are absolutely gorgeous inside.

In thirty-three of these parks, you purchase the home and pay monthly "Space Rent" on the lot. The Space Rent not only pays for rent on the lot that the home sits on, but also covers what are commonly referred to as "Home Owner's Fees" (HOF) that cover the cost of maintenance of common areas and park management.

In eighteen of these parks, you purchase both the home and the lot, and pay a monthly HOF to Park Management for use and upkeep of the common areas.

Nine of the parks are called Co-Op Parks. In Co-Op Parks, the park is totally owned by the residents and when you purchase a home there, you also purchase the lot and a percentage of the common areas. In these parks, you must sign an agreement to pay monthly Home Owner's Fees to cover management, upkeep and other expenses for your fraction of the park.

Because of the high price of land here, no new manufactured home communities have been built for many years and probably few, if any, will be built in the future. This helps keep the existing manufactured homes in high demand. Although their prices are subject to some of the ups and downs of the housing market, history shows that they have been a good investment over the long term. With millions of Baby Boomers retiring, they will no doubt stay in high demand; at least for a while.

With very few exceptions, these homes are not “trailers” and they are not “mobile.” Most are well-maintained, Manufactured Homes in fixed locations. Many are surrounded by beautiful, mature landscaping. Most have driveways, car ports, porches and storage sheds and some have garages. Many have beautiful views of the city lights or of hills, valleys and distant mountains and some even have ocean views.

Homes manufactured on or before June 15, 1976, were commonly called “Mobile Homes.” They were factory-built to industry standards enforced by the state of California.

All homes manufactured after June, 15, 1976 are commonly called “Manufactured Homes.” They are built to stringent building codes administered by the U.S. Department of Housing and Urban Development (HUD). On-site garages, sheds, decks and porches are built to meet local and state building codes.

Some Financial Considerations That Are Unique to Mobile Homes:

The cities of Oceanside, Escondido and San Marcos have "Rent Review" or "Rent Control" ordinances that help prevent the parks from increasing the space rent only because the land on which the park resides has become more valuable.  In general, the stated purpose of these ordinances is "to protect residents of such parks from unreasonable rental increases, while at the same time preserving for the park owners a 'just and reasonable return' on the park." Oceanside's rent control ordinance however, does not apply to home owners who are not full-time residents (live in their home for less than 9mo./yr.), or to those who sign long-term (greater than 1 year) leases. Non-profit Millennium Housing, who manages three San Marcos parks; Rancho Vallecitos, Palomar East and Palomar West, provides extra "Protections," stating that "This is rent control that can’t be taken away! The parks will remain over-55 communities and that they will follow San Marcos’s rent control ordinance, even if rent control is repealed by a later City Council or Court." Millennium Housing has recently tied their yearly space rent increases to increases in the CPI (Consumer Price Index). These city ordinances have certainly helped keep space rents reasonably priced during the years when real estate prices dramatically increased.

Older Mobile Homes may be very difficult to finance.

Reverse Mortgages may not be available on Mobile or Manufactured homes.

16 REASONS
FOR SELECTING A NORTH COUNTY AGE 55+ MANUFACTURED/MOBILE HOME PARK FOR YOUR RETIREMENT DESTINATION

You have probably thought of lots of reasons for down-sizing; moving to a Senior apartment, condo or conventional home when you retire. We suggest you read the following 16 Reasons before ruling out Manufactured/Mobile homes.

1. Our Senior Manufactured/Mobile Home Park Communities offer dignified, low-cost active retirement living-  In an area with some of the Best Climates in the U.S., Low Crime Rates and loads of Senior Activities.
2. They are a great value for your retirement dollar- Especially when compared to the high prices of conventional single-family homes and condominiums in this area. In addition, they typically require very little maintenance.
3. Our sixty, Age 55+ Mobile/Manufactured Home Communities offer a wide selection of community choices- Some communities are gated, one has a free 9-hole golf course on its premises, 2 others are Country Club communities, another is located less than 1/2 mile from the ocean. Some allow the home owners to own the lot (space) on which the home resides, others require the home owner to pay a monthly space rent.
4. They are relatively safe places to live- Hurricanes, tornadoes and floods are practically unheard of in our area and most of our Crime Rates are well below national averages. Additionally, historical data shows that major earthquakes in the San Diego area are practically nonexistent (see Earthquakes Are RARE in San Diego! reports and Climate Details for more on this subject). Wild Fires that occurred in San Diego County during the past decade did not burn any homes in any of our Senior Mobile/Manufactured Home Communities.
5. Most communities have a resort-like atmosphere- A club house, swimming pool, spa and many planned activities such as poker, bridge, golf, tennis, Yoga classes, bowling, dances, dinners and low-cost trips and tours. They are the perfect settings to meet friendly retired folks from all walks of life and from everywhere in the U.S.
6. A huge selection of homes is available- Including less expensive older " Mobile " homes and newer "Manufactured" homes. They range in age from brand-new to over 40 years old. Many of the older homes have been upgraded and modernized.
7. Many homes are as large or larger than most retirement apartments, condos or attached homes- They come in a variety of sizes but typically provide over 1400 sq. ft. of living area.

8. They offer more privacy than apartments or condominiums- They do not have common walls and most have a small yard and patio.
9. Some homes have great views- Views of hills, mountains or city lights and some even have ocean views.
10. Most homes have carports and storage sheds- But some have garages.
11. Most communities have low-cost RV parking on the premises-
A place to store, clean and load up your RV for pennies per day, within walking distance of your home.
12. All communities have Home Owner's Associations and Park Management-
That assure that the homes and grounds are well maintained, litter free and usually tastefully landscaped.
13. The Senior Mobile Home Communities in Escondido, Oceanside and San Marcos, are under rent control ordinances-
This helps space rents from being influenced by skyrocketing local real estate prices.
14. Mobile and Manufactured Homes have been a good investment in the past-
Although they are subject to price fluctuations similar to those encountered by other real estate, most have a record of appreciating in value over the long term. In addition, there is a high probability that they will continue to be in high demand by Baby Boomers (who in 2011 began turning age 65 at a rate of approximately 10,000 per day), who are seeking affordable alternatives to expensive conventional homes or alternatives to homes in areas with long, cold winters, with miserable summer heat and humidity or with high desert heat.

15. A Smart Idea- Retiring in a comfortable mobile or manufactured home in North San Diego County may leave extra $$ for play, travel, the purchase of an RV, helping to pay for grandchildren's college, etc. and still allow you to live comfortably in an area with a great climate, low crime rates, a huge variety of things to do and many additional advantages.
16. Another Smart Idea-
Mobile or Manufactured homes make excellent second homes here in North San Diego County, often considered to be one of the best year-around resort areas in the U.S. We have great weather throughout the year!
