The Community-

The Seven Oaks Active Retirement Community was built between 1964 and 1974. It is located in San Diego's Rancho Bernardo community. Rancho Bernardo is a prestigious community that enjoys one of the lowest Crime Rates in Southern California.
The beautiful Seven Oaks community is characterized by its well-manicured trees, beautiful shrubs and flowers, greenbelts and hill and canyon views. It is a well-maintained Age 55+ Community of approximately 1300 detached homes and 400 attached (condominium) homes. These older homes have been so well maintained that many appear on the outside to be in like-new condition. They consist of single-story, 1 and 2 bedroom attached homes and single-story, 2 bedroom detached homes.

Its location, only approximately 13 miles from the coast, gives it a mild and somewhat ocean-influenced climate. These attributes, combined with an outstanding Community Center that offers a plethora of recreational programs, provide a comfortable year-around lifestyle and an opportunity for you to get the most enjoyment from life during your active retirement years.

Its Great Location-

Seven Oaks is located in Rancho Bernardo, California (please also see a MAP of the area). This location provides with a very mild  Climate. Average August highs are in the high 80s (F) and January lows in the low 40's (F). The average annual rainfall is approximately 13 inches, nearly all of which falls during the winter months. The summer afternoon humidity is usually low and the sun shines more than 320 days per year.

The I-15 inland corridor (less than 1.5 miles away), provides easy access to the other North County cities, to beautiful downtown San Diego (less than 25 miles away), to the coast (an approximate 17- mile drive via Highway 56), and to the rest of California.
Living in Seven Oaks also means that you're never far from fine, moderately priced restaurants, quality shopping, movies and live entertainment. Seven Oaks is located less than 2 miles from the Bernardo Plaza and Westwood shopping centers and less than 5 miles from Escondido's giant Westfield North County Mall. It is also located less than 4 miles from Poway's abundant shopping and excellent Poway Performing Arts Center and approximately 9 miles from downtown Escondido and Escondido's California Center for Performing Arts. In addition, the Pomerado Hospital in Poway, is located 2 miles away.

7 Oaks is located approximately 10 miles from the wonderful SAN DIEGO ZOO SAFARI PARK theme park in Escondido and less than 25 miles from many other attractions in the San Diego area including the beautiful SAN DIEGO CHILDREN'S POOL with its Seal Rock Reserve for sea mammals. This very picturesque beach is within walking distance of a unique shopping adventure in elegant downtown La Jolla.

Home Choices-

The homes in the Seven Oaks were built in several phases which accounts the fairly large variety of sizes and architectural styles.  All are well-maintained on the outside and many have been upgraded and remodeled on the inside and in some cases the transformation is simply amazing.
The Home Owners Associations maintain the exterior of the attached homes, including their tile roofs and stucco siding, and also maintain the surrounding grounds. The individual home owners are responsible for maintaining the detached homes under the guidance of strict CC&R's. As a consequence, all homes and their surrounding grounds are very well-maintained.

Single-Story Attached Homes

The Seven Oaks community contains a variety of attached homes that are actually condominiums in single-story buildings. Most of these ground floor units have no steps to the front door.

They come in 1 bedroom, 1 bath and 2 bedroom, 2 bath arrangements ranging in size from approximately 700 to 1370 sq. ft. Many have picturesque views of green belts, hills, mountains and city lights. Some have many improvements and upgrades including enclosed patios, added rooms, modern kitchens, skylights, etc. 

Most of these homes have carports but some have 1 car garages and all have additional guest parking spaces. Some also have facilities for parking and recharging golf carts.

Detached Homes

The Seven Oaks community also has pristine neighborhoods with a variety of styles of single-story detached homes.

These home range in size from approximately 1400 to over 2000 sq. ft. and they each have a one or two 2-car garage.

Most homes also have nice sized lots with rear patios and room for small gardens and fruit trees. Many of these homes have beautifully upgraded interiors and some also have fireplaces, skylights and other amenities. They all have one or more patios and some have nice views of the greenbelts, hills, mountains and/or city lights.

Home Prices (April, 2017)

Single-Story Attached (Condominium) Homes- Mid $300K's  
Detached Homes-  Mid $500K to Mid $600K range.

Home Owner's (HOA) Fees

Single Story Condominium (Attached) Homes-Approximately $346/Mo.  Monthly Home Owner fees typically cover: Community Club membership, common area maintenance, exterior landscaping and building maintenance and more items in some communities.

Detached Homes- Most have no monthly fees, only a $318/year fee for club membership. Note that the monthly HOA fees are zero for these homes because the owner is responsible for all outside and inside maintenance.

Recreational Activities-

Seven Oaks has a community center with a large club house and a shiny swimming pool and spa. The club house has many amenities include a large auditorium, meeting rooms, a billiards room, an exercise room, a library, a card room, ceramics and woodworking shops and a nice kitchen.

Other Things to Do:

 In addition to the activities available within the Seven Oaks community, the surrounding area offers a multitude of Things To Do and the Ed Brown Senior Center with its many  Activities and a nice Rancho Bernardo Off-Leash Dog Park are both located less than 3 miles away in the Rancho Bernardo Community Park. The Bernardo Winery with its wine tasting room, unique shops and entertainment activities is also located approximately 2 miles away.

In addition to all of this, the downtown section of San Diego, the "Nation's Finest City " and one of the nation's most popular vacation sites is located less than 25 miles away.

For those who like to dine out, there are many fine Restaurants in the area including the excellent Cafe Merlot located at the Bernardo Winery.

Seven Oaks can be a home base for fun, with the tons of Entertainment offerings in North County and San Diego. Avid golfers will want to check out the nearby Oaks North Executive golf courses (three, 9 hole courses), the elegant Rancho Bernardo Inn's golf course whose  JC membership provides "all of the good rates" and there are also many other fine Golf Courses nearby.

For those who would like to take college courses, Palomar College offers courses at the nearby Palomar College Escondido Center in Escondido.

In short, Seven Oaks offers retirees a great year-around climate, plentiful indoor and outdoor activities and the famous San Diego lifestyle.
