The Community-

The High Country Villas senior community was built between 1975 and 1985. It is a beautifully landscaped community of 546 homes. They consist of attached, two or three bedroom, single-story homes and two bedroom homes in two-story condominium buildings. These well-maintained homes each has a single car garage.

The community has a 9-hole golf course, a putting green, bocce courts, a clubhouse, 2 swimming pools and a spa. It is  characterized by its well-manicured trees, shrubs and flowers, greenbelts with walking trails and its hill and canyon views.

The High Country Villas retirement community is located approximately 3 miles from the Pacific coast, in the New Encinitas, section of the City of Encinitas, California (please also see a MAP of the area showing the Willowspring Dr. S. and Forestdale Dr. intersection).
The nearly constant ocean temperatures and gentle coastal breezes provide this community with a Climate that ranks among the best in the United States.
Its close proximity (approximately 2 miles) to the I-5 coastal corridor provides easy access to other North San Diego County cities, to the beautiful city of San Diego (approximately 26 miles away), and to the rest of California.
Living in High Country Villas means that you're never far from fine, moderately priced restaurants, quality shopping, movies, live theater, theme parks and other recreational sites. Only 3 miles to the west, you will find the Lumberyard shopping mall and other boutiques in the Old Encinitas Historic Downtown District (a wireless web village), and you will find scenic Highway 101 with its miles of breathtaking views of the Pacific coastline, pristine public beaches and parks, and fine restaurants (some with beachfront patios). A few minutes drive north along the "El Camino Real Corridor," takes you to a wide choice of fine, moderately priced restaurants and nearly limitless shopping, culminating in the huge Encinitas Ranch Town (shopping) Center.
Scripps Memorial Hospital, Encinitas
is located less than 3 miles away and several other major medical centers are also located a short drive away.

Home Choices-

High Country Villas offer single-floor homes in one or two story buildings. These homes are 2-3 bedroom, 2 bath units, 884 to 1036 sq. ft. in size. They each have a detached single-car garage and one open parking place. The downstairs units have one or more patios and the upstairs units have a balcony.
Some homes have golf course or greenbelt views and some have panoramic views of valleys and canyons.
The Home Owners Association maintains the exterior of the buildings, including their tile roofs and stucco siding, and also maintains the surrounding grounds including fences. As a consequence, all home exteriors and surrounding grounds are very well-maintained. In addition, many homes have been modernized on the inside with items such as newer appliances, granite countertops and smooth ceilings.

Since this is the only Age 55+ community in the Encinitas area, these homes are in fairly high demand and therefore, frequently, there are only a small number are offered for sale.

Home Prices and Home Owner Fees (January, 2014)-

Home Prices:   Mid $300K to Mid $400K price range.
Home Owner's Fees:  Two mandatory monthly fees are required, One  $240  HOA fee covers common area maintenance, exterior bldg maintenance, limited insurance, roof maintenance and water. An additional $55 per month fee to Village Park Recreation Club #3 pays for upkeep of recreational amenities that include a 9-hole golf course and putting green, a clubhouse, 2 swimming pools, a spa and bocce courts.


Senior Activities-

Community sponsored recreational amenities Include- A 9-hole golf course and putting green , a clubhouse, 2 year-round swimming pools and a year-round spa, bocce courts and a host of 32 different sponsored activities that include: Parties, potlucks, trips, movies, Bridge, Bunko, aquatic exercise, a book club, happy hours, Morning Coffee & Paper hours and lots of good fellowship. Many recent improvements have recently been made to the club house  and other recreational amenities.

In addition to activities available within the community, the nearby beaches offer sunbathing, beach walking, jogging, surfing and ocean swimming and the neighboring cities offer a myriad of Things to Do.
